Security deposits are collected as pre-authorized card holds - the guest's card is held, not charged. If no damage is reported after check-out, the hold is released automatically after a configurable period (e.g., 48h).
The damage waiver is a non-refundable, one-time protection fee paid by the guest at check-in. In return, the host covers accidental damages up to the configured coverage amount - no deposit hold needed.
Damage waiver pricing is fully configurable: set a fixed amount per stay or a per-night rate. Coverage limits are set per unit - e.g., €5,000 for a studio, €10,000 for a villa.
Use "Waiver or Deposit" mode to let the guest choose their preferred protection during online check-in - some guests prefer a small fee, others prefer a refundable hold.
Damage reporting workflow: if damage is discovered, create a claim with photos, description, and cost estimate. For deposits, the hold is retained. For waivers, the claim is processed against coverage.
Owner reporting: each owner statement shows protection status per booking - deposit collected, waiver paid, claims filed.
Full accounting integration: deposit holds, waiver payments, releases, and claim payouts all appear automatically in your P&L and financial reports.
In Germany, guest damage insurance via Cleos Welt is available as a third protection option - as an annual policy per unit or billed per night during check-in.

Digital Deposit Management
